Concept Design : At the concept design stage, we work with Architects and Façade Design Consultant to review the façade design, study the change of wall [façade] sections from bottom to top and prepare an estimate of average cleaning times [cleaning cycle]. We establish and recommend design criteria based on regional and international design standards and best practices and recommend the best suited façade access equipment [FAE] configuration for each façade type.

We provide required clear space [dimensions] and indicative structural support requirements. We provide narratives to show the impact of equipment on the building’s elevation when exposed to public and we provide suggestions to hide equipment from public view. We provide a concept design report detailing our study, the design approach, the design criteria, cleaning cycle analysis results and the selected façade access equipment configuration. We also provide preliminary ideas on safe access and exit from/to the façade access equipment. When required, we also study ground conditions and recommend ground based access platforms [AWPs] for accessing low rise façade types.

Schematic Design: This is optional and applicable only if the concept design is completely changed. Activities are very similar to Concept Design. We attend design meetings, authority meetings and Client presentations as required.

Detailed Design: Based on the final FAE configuration, we provide elaborate design details for the equipment. We define equipment dimensions, track system details, work space & parking space clearances, access/exit conditions, structural loads, structural support coordination, mechanical coordination details, electrical coordination details, plumbing coordination details, and carry out other specialty equipment/features coordination.

Tender Documents: We provide performance specifications in CSI format: 11010, 118123, N25, 112423 (façade access BMU). We review the pre-qualifications of vendors and provide the approved list of vendors, specific for the project.

We review if all the agreed design coordination and requirements are incorporated within the specifications. Alternatively, we can peer-review the specifications prepared by the Architects and provide comments for improvement. Where required, we review the façade access design drawings prepared by the Architects for compliance with the elected façade access design.

Main Tender Evaluation: We participate in the tendering process for the main works. We review and provide responses to the Tenderer’s queries related to façade access systems promptly. Where required, we participate in the tender evaluation of of main contractors and address issues related to façade access.

Construction Documents: This is optional and applicable only if the tender specifications are completely changed at the time of awarding the main contract [due to value engineering or for any other reason].

Façade Access Equipment Contractors’ Tender Review and Selection: We review and provide responses to the façade access contractor’s queries promptly. We provide our technical assistance to review specific façade access contractors’ technical and commercial bids. We thoroughly review the bids and provide deviation list and compliance requirements in comparison with the construction document specifications/drawings. We provide a technical comparison and a cost comparison of the façade access contractors. We conduct tender negotiation meetings with the vertical façade access contractors and make recommendations for timely award of the project and to achieve full/maximum compliance to the construction documents.

Construction Supervision: Once the FAE Contract is awarded, we supervise the façade access contractor’s complete scope of work to comply with the construction documents and agreements.

Desktop review of technical submittals and drawings: We review the technical submittals related to the façade access systems and recommend their full compliance to construction specifications and governing equipment codes. We also provide valuable inputs and recommendations for the integration and hiding the equipment from public view in coordination with the Design Architects. We make coordination comments for the FAE with other engineering disciplines so that the façade access systems work in tandem with other engineering features/equipment of the project. We also review quality control forms of installation data recorded on site, Operating & Maintenance Manuals, Warranty certificates and handover certificates.

On-site coordination meetings: We attend technical coordination and progress meetings arranged by the Architect on site. We review technical queries, construction difficulties and coordination issues at the meeting raised by the FAE contractor and the main contractor. We provide technical guidance, we participate in site-walks with the construction supervision team on site and provide valuable inputs and clarify any query from the project’s Owners and stake holders.

On-site progress inspections: Upon specific request, we conduct progress installation inspections on site and review the status of installation of work and quality of installation. We inspect track systems, their integration into the building’s structure, anchoring methods, installation quality, non-conformances, we provide technical comments on deviations and provide guidance for improvement.

On-site material inspections: When required, we conduct material inspections on the materials destined/delivered for the project. We visit façade access contractor’s factories and carry out necessary functionality and load tests at the factory, prior to dispatch. On site, we review the material quality, specifications, test data and as-installed condition of the FA equipment. We provide technical comments and recommend improvement of equipment quality and surroundings.

On-site performance inspections: At the time of handing over, we conduct performance specifications on fully completed façade access systems. We review the smooth functioning of all movements of the equipment, we verify the performance parameters, safety features and special functional controls against the construction specification and produce item-by-item specification compliance list. Deviations, if any, are highlighted and issued as a snags list. We carry out follow up inspections [when required] to verify if the previously noted snags have been cleared or not.

Modernization Consulting: We provide population surveys to assess waiting time/interval standards on existing buildings and provide recommendations to improve the performance and safe working condition of existing façade access systems. We survey existing equipment on for their condition and provide recommendations on expected life time,

renewal/repair/replacement requirements, equipment upgrade to comply with latest equipment safety standards. Based on Client’s approval, we develop modernization tender specifications [both main equipment and surroundings] conduct the modernization tendering process with pre-approved façade access contractors. 

We provide our technical assistance to review specific façade access contractors’ technical and commercial bids. We thoroughly review the bids and provide deviation list and compliance requirements in comparison with the modernization specifications. We provide technical comparison and cost comparison and we conduct tender negotiation meetings with the FAE Contractors. We make final recommendations for timely award of the project and to achieve full/maximum compliance to the construction documents.

Construction Supervision: Once the Modernization Contract is awarded, we supervise the façade access contractor’s complete scope of work until completion to comply with the construction documents and agreements. Desk top reviews, onsite meetings and inspections are provided as deemed necessary.

Portfolio Management Consulting:  For single building Owners and/or real estate companies, we provide technical assistance to manage their portfolio of façade access equipment. We review the existing maintenance contract clauses, the qualifications of elevator maintenance companies and make recommendations on compliance to local regulation requirements with safe working conditions to the users and the FAE maintenance personnel. We survey existing equipment for their condition and provide recommendations on expected life time, renewal/repair/replacement requirements, equipment upgrade to comply with latest equipment safety standards.
